ANR
ANR measures average accommodation revenue per live booked night.

Interpretive rule: ANR alone is incomplete because it excludes unsold available nights.
RevPAR
RevPAR measures live accommodation revenue against available nights.
RevPAR = Live Accommodation Revenue / Available Nights
Interpretive rule: RevPAR must be availability-adjusted before month-to-month comparison.
ANR vs. RevPAR
ANR reads rate on sold nights. RevPAR reads revenue capture across sellable nights. The gap between them tells you whether a rate is converting into month-level performance.
RCI
Revenue Capture Index compares availability-normalized revenue to achieved nightly rate.

Net RevPAR and Turnover Drag
Net RevPAR matters because short stays create turnover burden. STR Signals uses TCP = $174 per booking unless the operator has a better property-specific value.

Smart Pricing Sanity Checks
Smart Pricing can suggest a number. The operator still checks lead time, available-night exposure, RevPAR, ANR, RCI, turnover drag, and cancellation risk before lowering price.
Three-Window Pricing
Far-out, mid-window, and close-in demand deserve separate reads. A rate that is rational ninety days out may be stale two weeks before check-in.
Booking Shape
Booking Shape captures length of stay, spacing, lead time, and cancellation behavior. It explains revenue quality, not just revenue amount.
Average BLT and Median BLT
Average BLT and Median BLT measure days from booking date to check-in date. Median BLT protects the read when a few far-out bookings distort the average.
Availability Normalization
Compare months only on availability-normalized terms. A restricted calendar can inflate apparent performance when the read ignores the denominator.
