Monthly KPI Calculator

Enter Numbers

This calculator outputs KPI formulas only. It does not provide pricing advice or recommendations. Your results depend on the CSV and available nights you provide.

Use an unmodified Airbnb reservations export with all columns selected.

Available Nights

Available nights = total calendar nights in the selected month minus owner stays, maintenance blocks, offline nights, platform suspension nights, or other intentionally unavailable nights.

Do not subtract booked nights.

Example: June has 30 nights. If you blocked June 5 for maintenance and June 30 for owner use, available nights = 28.

Accepted CSV Format

Use a full Airbnb export.

Recognized exports

The calculator recognizes full paid-out Airbnb exports and full upcoming Airbnb exports. Do not deselect columns before uploading.

Required reservation fields include Type, Confirmation code, Booking date, Start date, End date, Nights, Currency, Cleaning fee, and Gross earnings.
