What most hosts get wrong
The most common confusion: ADR and ANR are not the same as guest-paid totals. Both exclude cleaning fees, taxes, and platform fees. If you see a number higher than what Airbnb deposited, check whether you accidentally included those add-on charges.
ANR — Average Nightly Rate What you earn per booked night from accommodation charges only. Formula: Live Accommodation Revenue ÷ Live Booked Nights Read more: ANR Explained for Airbnb Hosts
ADR — Average Daily Rate The hospitality industry’s standard term for the same concept as ANR. STR Signals uses ANR because the language matches Airbnb host data more directly.

Available Nights The nights your listing stayed open and bookable. Subtract owner blocks, maintenance blocks, and offline periods from total calendar nights. Read more: Available Nights vs. Calendar Nights
RevPAR — Revenue per Available Night Accommodation revenue captured per available night. The primary performance metric because it captures both rate and conversion together. RCI — Revenue Capture Index How efficiently your priced inventory converts. Formula: RevPAR ÷ ANR When RevPAR and ANR use the same revenue basis, RCI approximates Occupancy Rate. Read more: Revenue Capture Index: The Metric That Keeps Occupancy and Rate in Frame
ALOS — Average Length of Stay The average number of nights per booking. Formula: Live Booked Nights ÷ Live Bookings Read more: ALOS Explained for Airbnb Hosts
BLT — Booking Lead Time The number of days between the booking date and the check-in date. Formula: Check-in Date minus Booking Date Read more: Booking Lead Time Explained for Airbnb Hosts
TCP — Turnover Cost Proxy The estimated cost of one booking turnover. The STR Signals canonical proxy is $174 per booking unless you re-benchmark it for your property.
Turnover Drag per Occupied Night How much turnover cost reduces your effective revenue per occupied night. Formula: (Live Bookings × TCP) ÷ Live Booked Nights
Net RevPAR — Net Revenue per Available Night RevPAR after subtracting Turnover Drag per Occupied Night. Formula: RevPAR minus Turnover Drag per Occupied Night Read more: Net RevPAR and Turnover Drag
